Ana Teresa Rodriguez, CEO of ATR Luxury Homes Group at Coldwell Banker Realty, represented the buyer in the $5.4 million acquisition of a five-story office building located at 1390 NW 14th Avenue in Miami’s Health District. The sale price equates to approximately $370 per square foot.
The sale closed June 23.
The buyer, 1390 NW 14th Avenue LLC, is a Florida-based entity affiliated with Luis García, CEO of Adonel Concrete. The seller was American Business Continuity Domes, Inc.
Originally built in 1961, the 17,322-square-foot building offers 14,564 square feet of leasable area and is zoned T6-12-O, offering redevelopment flexibility and long-term upside potential. Currently 100 percent leased to long-term tenants, the property offers immediate income and strong fundamentals.
Positioned in the heart of Miami’s Health District, the building is located just steps from Jackson Memorial Hospital, the University of Miami Medical Campus, and the Miami-Dade County Courthouse. It also next to River Landing Shops & Residences, a mixed-use development that continues to drive foot traffic and revitalization in the area.
