McDowell Housing Partners, Miami Jewish Health Open Broward’s Largest Affordable Senior Housing Development
McDowell Housing Partners and Miami Jewish Health have completed Douglas Gardens Senior Health and Living, a 410-unit mixed-income senior housing community in Pembroke Pines.
The $139 million project is described as the largest affordable senior housing development in Broward County and the second largest in Florida. It is located at 711 and 713 SW 88th Ave. and serves residents age 55 and older at 30%, 60% and 100% of Area Median Income.
The community includes studio, one-bedroom and two-bedroom apartments ranging from 565 to 1,005 square feet. Amenities include a pond with walking paths, a fitness center, theater room, business center, and indoor and outdoor gathering areas.
A major feature of the project is its 15,000-square-foot on-site Program of All-Inclusive Care for the Elderly center. Florida PACE Centers, a subsidiary of Miami Jewish Health, will provide medical and social services for Medicare- and Medicaid-eligible seniors, allowing residents to access care without leaving the property.
The project was financed through a combination of public and private sources. The Broward County Housing Finance Authority served as the tax-exempt bond issuer. Citi Community Capital provided construction and permanent financing. CREA, LLC was the Low-Income Housing Tax Credit equity partner, and the Broward County Housing Trust Fund provided subordinate financing.
Douglas Gardens IV is the third project completed through the partnership between McDowell Housing Partners and Miami Jewish Health. The project team also included ANF Group, Keith & Associates, REPRTWAR Architecture and Design, and Jewel Toned Interiors.
Since launching in 2019, McDowell Housing Partners has secured funding for 22 affordable housing communities totaling more than 3,100 units across Florida and Texas.
