EML Realty Partners Expands Florida Industrial Portfolio With Acquisition Of Six Industrial Outdoor Storage Facilities
EML Realty Partners announced the acquisition of a six-property industrial portfolio strategically located across Florida, further expanding the firm’s growing presence in one of the nation’s strongest industrial real estate markets.
The portfolio, purchased for $12,380,000, consists of approximately 77,450 square feet of industrial warehouse and industrial outdoor storage (IOS) facilities situated on more than 10.5 acres in Sanford, Gainesville, Lakeland, Ormond Beach, Fort Myers and Flagler Beach. The assets are 100% leased on a long-term, triple-net basis to Heritage Landscape Supply Group and SRS Distribution, providing durable cash flow through an institutional-quality tenant platform backed by The Home Depot.

The acquisition includes the following properties:
- 300 Central Park Drive – Sanford
- 1250 NW 53rd Avenue – Gainesville
- 930 East Oak Street – Lakeland
- 1136 North U.S. Highway 1 – Ormond Beach
- 6300 Arc Way – Fort Myers
- 465 Roberts Road – Flagler Beach
Collectively, the properties feature low site coverage ratios that maximize industrial outdoor storage functionality—an increasingly scarce asset class driven by restrictive zoning, limited entitlement opportunities and rising replacement costs throughout Florida. Their strategic locations support distribution operations in several of the state’s fastest-growing metropolitan areas.
Heritage Landscape Supply Group, a subsidiary of SRS Distribution, operates one of the nation’s leading wholesale distribution networks serving professional landscape, irrigation and outdoor living contractors. Since becoming part of The Home Depot through its acquisition of SRS Distribution, the company has continued to expand aggressively throughout Florida, reinforcing the long-term importance of these facilities within its statewide distribution network.
