Cushman & Wakefield Arranges Sale Of Two-Property Multifamily Portfolio In Off-Market Deal
Cushman & Wakefield announced the sale of the Aviara Portfolio, a 264-unit multifamily collection comprising two well-located communities in South Florida.
The transaction was arranged on behalf of the seller, Aviara Florida, by a Cushman & Wakefield team led by Roberto Pesant, Jose Mota and Wouter Lips, who represented both the seller and the buyer, CSL.
Combined, the portfolio totals 264 units across two well-maintained assets in both Palm Beach and Broward County’s most sought-after rental submarkets.
The portfolio includes Aviara East Pompano, located at 1621 S Dixie Hwy. in Pompano Beach, a 228-unit community built in 2024 and featuring a resort-style pool, fitness center, pet-friendly common areas, gated access, and covered parking; and Aviara on The Ave, located at 307 N J St. in Lake
Worth, a 36-unit community built in 2021.
The deal was executed through a targeted off-market “mini-market” process, designed to generate certainty of execution among a curated group of well-capitalized investors. This approach reflects a growing preference among institutional sellers navigating the current transaction environment.
