Longpoint Partners has acquired a 10-building industrial portfolio in Miami-Dade County for $195 million, expanding its presence in South Florida’s infill industrial market. The portfolio totals 729,901 square feet across 41.8 acres and consists primarily of small-bay industrial space. At the time of the September 9 closing, the properties were approximately 90% occupied by 74 tenants. The purchase price equates to approximately $267 per square foot.
Multi-Tenant Industrial Portfolio Adds Scale
The acquisition gives Longpoint Partners a sizable collection of multi-tenant industrial properties within the Miami market. Small-bay industrial properties typically serve a broad mix of local and regional users, which can provide diversification across numerous tenants rather than relying on a single large occupant.
According to the reported transaction details, the 729,901-square-foot portfolio was spread across 10 buildings and 41.8 acres. With 74 tenants in place at closing, the portfolio had an average of roughly 9,865 square feet of occupied and vacant building area per tenant when measured against the overall portfolio size, illustrating the relatively small-space nature of the asset mix.
$267 Per Square Foot for Miami Industrial Assets
The $195 million purchase price translates to approximately $267 per square foot. The portfolio was 90% occupied when the sale closed, leaving some remaining vacancy that could provide the new owner with an opportunity to increase occupancy while managing an already substantial tenant base.
The transaction also reflects the scale investors are willing to pursue in Miami-Dade’s established industrial submarkets, where large assemblages of infill properties can be difficult to replicate.
