Walmart Signs 40,000 SF Lease At Doral Atrium
Terra has signed a 40,344-square-foot lease with Walmart at Doral Atrium, the firm’s 78,000-square-foot, lifestyle-driven retail development in Miami’s City of Doral. Walmart will open a new neighborhood-format grocery store at the project, anchoring the development’s retail and bringing a convenient, everyday shopping option to the surrounding community. Construction of the new Walmart is expected to begin this fall, with an anticipated opening in 2027.
Situated at the northwest corner of Doral Boulevard and 79th Avenue, Doral Atrium is about 95% leased to a mix of national and local tenants, including PNC Bank, Bonchon Chicken, Sushi Mas, TREMBLE Pilates and The Good Feet Store, offering a range of dining, fitness and service-oriented uses that cater to the surrounding community. Approximately 8,000 square feet of retail space remains available for lease.
Walmart Neighborhood Markets are smaller than a traditional Walmart Supercenter but still carry a wide array of products and services. Customers can find fresh produce, meat and dairy products, bakery and deli items, as well as pantry staples. They also offer household goods, health and beauty products, pet supplies, and have an in-store pharmacy. These stores provide the convenience of a local grocery store with the product variety and competitive pricing Walmart is known for.
“At Terra, we approach retail as an extension of the communities we build, with a focus on convenience, accessibility, and long-term relevance,” said David Martin, CEO of Terra. “Walmart’s Neighborhood Market brings an essential, everyday use to Doral Atrium that complements the project’s broader mix and responds to the needs of a rapidly growing neighborhood.”
Doral Atrium is located within close proximity to thousands of residential apartment units and single-family homes, as well as two major shopping, dining and entertainment destinations City Place Doral and Downtown Doral.
The City of Doral has rapidly emerged as one of South Florida’s most dynamic submarkets, driven by sustained population growth and a strategic location at the center of the region’s logistics and business corridor. Home to more than 87,000 residents, the city continues to see strong residential and employment expansion, fueled by its proximity to Miami International Airport and major expressways. This growth, alongside continued investment in regional infrastructure and destinations such as the nearby Miami Freedom Park soccer stadium, is driving demand for new mixed-use and retail offerings while reinforcing Doral’s role as a key economic hub.
Terra’s growing retail portfolio reflects the firm’s broader mixed-use approach, with a focus on creating curated, community-oriented destinations in high-growth submarkets across South Florida. In addition to Doral Atrium, the firm’s retail developments include Doral Square, a 150,000-square-foot lifestyle center at the gateway to Downtown Doral; Centro City, a neighborhood-serving retail destination integrated alongside a multifamily community in West Little Havana; and Grove Central, a Target-anchored, transit-oriented mixed-use retail and residential development in Coconut Grove.
