EOD Properties Acquires Freestanding Commercial Property On Federal Highway In Boca Raton

EOD Properties has acquired the ±8,950-square-foot freestanding commercial building located at 3500 N. Federal Highway in Boca Raton, and is launching a significant renovation and repositioning of the property.

Located along one of Boca Raton’s primary commercial corridors, the property offers exceptional visibility on Federal Highway, approximately 50 parking spaces, prominent building signage opportunities and the ability for a single tenant to establish a highly visible, freestanding presence in the Boca Raton market.

EOD Properties plans to substantially update the appearance of the building as part of a broader effort to reposition the property for a new generation of commercial users.

“We saw an opportunity to take a well-located freestanding building on Federal Highway and transform it into something that will stand out in the Boca Raton market,” said Rob Buehl of EOD Properties. “There are very few opportunities for a tenant to control an approximately 8,950-square-foot freestanding building with this level of visibility, parking and branding potential in Boca Raton.”

The property is being marketed to prospective tenants seeking a prominent Boca Raton location and may be particularly well suited for retail, medical, veterinary, healthcare, wellness, showroom or other commercial uses permitted at the property.

The building’s location provides convenient access to Boca Raton and surrounding South Palm Beach County communities while offering exposure along the heavily traveled Federal Highway corridor.

Renovation work is scheduled to begin in October 2026.

The entire building is currently available for lease.
