Keyes Closes $26.88 Million Off-Market Miami Industrial Sale
The Keyes Company successfully brokered a $26.88 million off-market industrial real estate transaction in Miami.
The complex sale was exclusively handled by Tony Ulloa, Director of Commercial Sales and Leasing, and Marcos Macias, Investment Real Estate Advisor with The Keyes Company.
The Oct. 8 transaction involved two industrial properties totaling approximately 110,000 square feet across seven buildings located at 6700 NW 72nd Ave. and 7205 NW 68th St., collectively known as Milam Dairy Commerce Center I & II.
On the seller side, the duo navigated a challenging scenario involving a multi-generational, legacy-owned property held by the same families for many years. The sale required guiding three separate family groups through the negotiation process to reach consensus on price and terms.
Ulloa and Macias also streamlined the post-contract due diligence phase by coordinating all inspections and assisting the Buyer with sensitive lease negotiations involving the properties’ 87 tenants. The Keyes team directly renegotiated 12% of tenant leases to satisfy Buyer funding requirements.
