Moishe Mana Expands Flagler District Portfolio With $110M Acquisition

Moishe Mana has added another cornerstone asset to his growing Flagler District portfolio with the acquisition of One Downtown, a premier Class A office tower located at 1 SE 3rd Avenue.

The property was acquired for $110 million, with CBRE representing the seller. The brokerage team was led by Christian Lee, Sean Kelly, Tom Rappa and Matthew Lee.

“We believe in the Flagler District, and we will continue to increase our investment in South Florida,” said Moishe Mana. “We started our investment in Miami in 2009, and since then, we have become one of the largest landowners in Miami. This includes 45 acres in Wynwood, 80 buildings Downtown, and more.”

Formerly known as the SunTrust International Center, the 31-story tower has undergone a multi-million-dollar renovation and now stands as one of Downtown’s most modern and amenity-rich office environments. Strategically positioned one block west of Biscayne Boulevard, One Downtown offers immediate access to the Central Business District and Miami’s evolving urban core.

The building is 450,000 square feet, offering newly designed, move-in-ready spec suites and larger spaces on other floors.

Leasing and curation for the property will be led by TCRE, with a focus on attracting professional services firms, technology companies, financial institutions, and growing enterprises seeking best-in-class infrastructure in the heart of the city.

One Downtown features a comprehensive suite of on-site amenities, including a rooftop terrace, state-of-the-art fitness club, conference facilities, electric vehicle charging stations, a 750-spot parking garage, offering direct access via 11 high-speed elevators. Additional conveniences include on-site dining, dry cleaning, car wash services, and a Walgreens Pharmacy and Bank of America banking center.

“Since the inception, we have championed Miami as the Western hemisphere’s global hub – connecting the Americas to become one America,” added Mana. “This will include a combined population of 1.1 billion people collaborating economically, militarily, and human resources, with the richest land reserves in the world.”

The acquisition advances Mana’s long-term vision for the Flagler District, where a series of coordinated initiatives continues to accelerate the neighborhood’s transformation. Among the most notable milestones is the completion of the buildout of the Nikola Tesla Innovation Hub, a building dedicated to life science, technology, and other innovative companies.

These private investments align with the City of Miami’s recently unveiled Flagler District beautification project, which is activating several blocks through streetscape improvements, pedestrian enhancements, and public realm upgrades.
