United Capital Acquires Miami Gardens Retail Center For $12 Million after 70+ Years of Family Ownership

South Florida-based real estate private equity, investment and advisory firm United Capital announced the acquisition of Ives Plaza, a 56,841-square-foot shopping center at 19904-19960 NW 2nd Ave. in Miami Gardens, from R&E Trust Partnership LLP for $12 million.

The transaction closed on Dec. 31, 2025.

Situated on nearly 6.5 acres, the retail center was developed in 1955 and was long owned by the late Edmund Ansin, a prominent business and civic leader and co-founder of Sunbeam Television. The property was sold by his son, Andy Ansin, President and CEO of Sunbeam Television, after more than 70 years of family ownership, marking its first transfer. The center is currently 66% leased to 15 tenants, including national brands such as Pizza Hut and Rent-A-Center, and features three available retail bays totaling 19,203 square feet.

The property is strategically located at the gateway to Miami Gardens, offering prominent visibility and convenient access along a high-traffic retail corridor. Situated at a major intersection at the corner of Ives Dairy Road and Highway 441 (NW 2nd Avenue), the property benefits from more than 100,000 vehicles daily and significant commuter exposure. Directly across the street is a Publix-anchored shopping center owned by Kimco Realty, providing strong institutional adjacency and a consistent daily-needs draw. The property is also located near Hard Rock Stadium, one of South Florida’s premier venues and a major driver of year-round economic and visitor activity in the area.
