Welltower Expands South Florida Footprint With $87.2M Lake Worth Acquisition

Welltower has acquired The Arbor at Lake Worth, a 377-unit senior housing community in Lake Worth, for $87.2 million, adding another large-scale assisted living asset to its portfolio in South Florida.

Located at 9130 Hypoluxo Road, the property totals 366,036 square feet on 22 acres. Built in 2017, the community traded at roughly $231,300 per unit and about $238 per square foot.

The buyer was Welltower, led by Shankh Mitra, while the seller was Focus Healthcare Partners, with Paul Froning and Curt Schaller identified on the transaction. The deal reflects continued investor interest in newer senior housing properties that offer scale, modern construction and a large unit count in a high-growth Florida market.

For Welltower, the acquisition adds a sizable, relatively new senior living asset in Palm Beach County, where demographics continue to support demand for senior housing and assisted living options. Assets built within the last decade are often especially attractive to institutional buyers because they typically require less near-term capital improvement work and are better positioned to compete for residents.

At 377 units, The Arbor at Lake Worth stands out as a significant community by size, giving the buyer immediate scale in the submarket. The combination of a large site, modern vintage and South Florida location likely made the property a strong fit for a long-term healthcare real estate investor seeking stable demand drivers tied to aging population trends.

The sale also underscores the liquidity that remains for well-located healthcare and senior housing properties, particularly those with institutional characteristics such as newer construction, substantial square footage and a sizeable operating platform.
