308K SF Mixed-Use Center Welcomes 43K SF Of New Tenants In Hallandale Beach
Atlantic Village, a premier lifestyle mixed-use center in Hallandale Beach, has welcomed a wave of new retail and office tenants to its third phase, totaling over 43,300 square feet. This marks a significant milestone in the center’s expansion, featuring a blend of tenants that enhance this vibrant community destination.
The development is currently leasing its third phase, and with an influx of new tenants, is now 83% leased.
The 308,253-square-foot Atlantic Village spans from 601 to 801 N. Federal Highway.
The latest retailers to join Phase III are:
- Mitch’s Bagels, 1,985 square feet: A beloved local spot offering freshly baked bagels and a variety of gourmet spreads.
- Holy Shakes, 1,067 square feet: A specialty milkshake bar serving creative and indulgent shakes.
- Club Pilates, 2,562 square feet: A leading boutique fitness studio providing high-quality Pilates classes.
- Zen Zone, 2,086 square feet: A wellness center focused on relaxation and holistic health.
- The Spot Barbershop, 1,215 square feet: A modern barbershop offering top-notch grooming services.
- La Maison H, 2,260 square feet: A unique and stylish retail destination.
- Genia’s Keratin Spa, 1,370 square feet: A luxurious spa specializing in keratin treatments.
- 54D, 8,146 square feet: A transformative fitness studio offering a 54-day high-intensity training program.
In the coming months, Atlantic Village will welcome additional tenants to further enrich the community. Upcoming retail openings in Phase III include:
- Casa Crudos, 1,629 square feet, is set to open in August.
- The Wagyu House, 2,681 square feet, is set to open in September.
- Murano by Ferraro’s Kitchen, 2,600 square feet, is set to open in September.
- Drunken Dragon, 7,746 square feet, is set to open at the end of the year.

The office tenants now open in Phase III include:
- The Worx, 10,911 square feet: An innovative executive suite concept providing flexible office spaces for businesses of all sizes.
- Skin and Cancer Dermatology, 3,731 square feet: A comprehensive medical dermatology clinic offering specialized skin care and treatment.
- Glowing Smiles Pediatric Dentistry, 2,450 square feet: A child-friendly dental practice dedicated to providing excellent pediatric dental care.
- Ciocca Dermatology of Hallandale, 5,608 square feet: A leading dermatology clinic offering a wide range of skin care services.

Overall, leasing activity has been strong. Phase I, with 34,710 square feet of retail space, is fully leased. Phase II, which includes 27,486 square feet of retail space and 10,380 square feet of office space, is 93% leased overall. Phase IV has 9,274 square feet of retail space that is fully leased, and 98,014 square feet of for-sale office condo space, which is 35% sold. The office condos, located at 800 N. Federal Highway offers spaces ranging from 1,054 square feet to an entire floor of 19,603 square feet, with prices starting at $675,000.
Atlantic Village continues to be a cornerstone of the community, providing a unique mix of retail, dining, and office spaces that cater to the diverse needs of residents and visitors alike. The property consists of four phases. Phase I features one building with two floors. Phase II includes three buildings; a two-story retail building, a six-story boutique office building, and a standalone building with a swimming academy. Phase III comprises one building with six floors; and Phase IV boasts one building with 12 floors.
