600,000 SF Industrial Center, Mixed-Use Project Planned In Broward

DCT/CE LLC, an affiliate of Denver-based DCT Industrial Trust, wants to fill a 49.5-acre lake in Pembroke Park and build an industrial complex.
The lake at 3450 W. Hallandale Beach Blvd. has homes on the west side and industrial buildings on the other three sides. The developer plans to build 606,800 square feet of industrial space there called Seneca Commerce Center. The lake was dug for a rock mining pit. About 30 percent of the property would remain a lake after development for storm water retention purposes. The property was acquired for $3.5 million in December 2013.

Another project, on a 20.9-acre site at the southeast corner of West Commercial Boulevard and Nob Hill Road in Sunrise, could be developed with 103,000 square feet of commercial space and 50,000 square feet of office space. Shutts & Bowen attorney George I. Platt serves as the trustee for the property owner, which purchased the two parcels for $6.6 million in 2004 and 2005. It’s called Sunrise Prospect Plaza.
