Stream Realty Partners Tapped To Lease 400,000 SF Class A+ Industrial Development

Stream Realty Partners has been awarded the leasing assignment for Link Logistics’ Palmetto 74 Logistics Center, a four-building Class A+ industrial park in Miami’s Medley submarket.

Link Logistics is a leading operator of last-mile industrial real estate and warehouse properties in the United States. The firm’s Palmetto 74 Logistics Center is strategically located at 8100, 8110, 8120, and 8130 NW 74th St. The center encompasses 403,496 square feet of LEED-certified space designed to meet the demands of modern logistics, e-commerce, aviation, and cold storage users. The project offers flexible suites ranging from approximately 25,000 square feet to 150,000 square feet, giving tenants a premier alternative to the aging Medley product situated farther from Miami International Airport.

Key features of the development include 32- to 36-foot clear heights, front- and rear-load configurations, 133 dock doors, deep truck courts of 120 to 180 feet, and efficient loading ratios. Purpose-built to support ESG and corporate sustainability mandates, Palmetto 74 provides unmatched functionality with direct access to the Palmetto Expressway and Florida Turnpike. It is situated less than four miles from the cargo entrance at Miami International Airport and 13 miles from PortMiami.

“Palmetto 74 Logistics Center combines the connectivity and sustainability that today’s industrial users demand with the flexibility to accommodate a wide range of tenants,” said Steve Medwin, Managing Director & Executive Vice President with Stream. “We are excited to relaunch this premier property with a refreshed leasing strategy that will drive visibility and momentum in one of Miami’s most dynamic logistics corridors.”

“Miami’s Medley submarket continues to be a critical hub for distribution and logistics, and developments like Palmetto 74 set a new standard for what tenants can expect,” said Merritt Etner, Vice President of Asset Management for Link Logistics. “With its modern design, sustainable features, and unbeatable location, this project is uniquely positioned to serve the region’s evolving needs. We are proud to partner with Stream to bring high-quality tenants to this best-in-class South Florida industrial real estate development.”

Stream’s Managing Directors and Executive Vice Presidents Nick Wigoda and Steve Medwin will lead the leasing efforts on behalf of ownership, Link Logistics.
