EML Realty Partners Announces Acquisition Of Industrial Outdoor Storage Facility
Jupiter, Florida-based EML Realty Partners announced the purchase of an industrial outdoor storage facility in Fort Pierce at 8456 Orange Ave.
The eight-acre, 348,480-square-foot property, fully occupied by national tenants The CDL Schools and Park My Fleet, was purchased for $3,200,000.
The property is located in the St. Lucie County Submarket, a highly sought after Industrial pocket in Southeast Florida, excellently positioned between the Florida Turnpike and I-95, and boasts an “easy-in, easy-out” flow for both tenants. It is fully fenced, paved and lighted, has public utilities and provides excellent regional access for distribution and logistics operations.
“We are excited to add this industrial property to the EML Portfolio as industrial outdoor storage (IOS) properties have been one of the most desirable asset classes for investors,” said Eric M. Levitt, founder of EML Realty Partners. “Ft Pierce is a great market for industrial, and having national tenants at a significantly below market rent will make this a great investment in the near future as we bring the rents to market for a significant value add to the property.”
