Colliers Represents Landlord In Palm Beach County’s Largest Food And Beverage Lease Of 2025
Colliers announced the successful completion of a lease at 114 S. Olive Ave. in downtown West Palm Beach, marking Palm Beach County’s largest food and beverage lease of 2025 to date.
Colliers’ Senior Vice President Bastian Schauer, Executive Vice President Mark Rubin, Vice Chair Tom Volini and Associate Ryan Buckner represented the landlord, First Olive Properties LLC. The tenant, J&M Leisure LLC, was represented by Newmark’s Mitch Heifetz.
The 13,083-square-foot, three-story property will soon be home to Ketchy Shuby, a New York City-based dining and nightlife concept that combines thoughtful design, curated music and immersive lighting. Expected to open in fall 2026, this lease marks Ketchy Shuby’s first Florida location, joining two existing locations in Lower Manhattan and Southampton, New York.
“This lease underscores the strength and appeal of West Palm Beach as a premier destination for hospitality and entertainment,” said Schauer. “We’re thrilled to have played a role in bringing such an innovative concept to this property and contributing to the ongoing evolution of West Palm Beach.”
Originally built in 1923 and renovated in 2016, 114 S. Olive Ave. is a historic landmark that combines architectural charm with contemporary functionality. The property is located just steps from CityPlace, the waterfront, and surrounding dining, retail and entertainment venues. Its central location also provides immediate access to I-95 and Palm Beach International Airport.
