Sweetwater City Commission Approves Flagler Center District

The Sweetwater City Commission has approved the creation of the Flagler Center District, marking a significant milestone for a master-planned community on approximately 105 acres, near the intersection of Flagler Street and NW 112th Avenue.

During its meeting on February 9, the Commission approved amendments to the City’s Comprehensive Plan, Future Land Use Map, Zoning Code, and Official Zoning Map, establishing the new Flagler Center District land use category and zoning district for the property. The approval advances the development process for the site, which is planned to include thousands of affordable and workforce housing units, several hundred thousand square feet of retail and office uses, and medical and institutional uses, with an economic impact in the billions of dollars.

“The City Commission’s approval represents the most significant step forward for this development,” said Alejandro Arias, a Partner with Holland & Knight LLP, who led the entitlement process and serves as spokesperson for the development. “We’re grateful for the Commission’s thoughtful review and approval of this transformative development for the City of Sweetwater.”

The Flagler Center District is just ideally situated in the center of Miami-Dade County, conveniently located at the juncture of the Dolphin Expressway (SR-836) and the Florida Turnpike and close to Florida International University and major economic elements like Miami International Airport, Blue Lagoon Commerce Park, and Dolphin Mall.  The site has easy access to the future 107th Avenue station on Miami-Dade County’s East-West SMART Corridor, the Dolphin Station Park-and-Ride, and other major transit corridors.
