Terreno Keeps Hialeah Industrial Buildings Fully Leased With 233,000 SF In Tenant Deals
Terreno Realty Corporation has finalized a group of industrial leasing transactions totaling 233,000 square feet at Countyline Corporate Park Phase III in Hialeah, keeping two buildings fully occupied while extending tenant commitments into 2035.
The activity involves Buildings 26 and 28, which collectively total about 422,000 square feet. Once the leases begin, the buildings will remain 100% leased, though the tenant count will shift from six occupants to five.
As part of the leasing strategy, Terreno arranged an early termination with one tenant effective July 31, 2026. That lease had previously been scheduled to run through April 2027, creating an opportunity to reconfigure space for other users.
One tenant, a company that provides turbine engine disassembly, repair, logistics and storage services, will move out of 106,000 square feet in Building 28 and relocate into 83,000 square feet in Building 26. That lease is scheduled to begin Aug. 1, 2026, and continue through March 2035.
Terreno also reached an early renewal and expansion deal with a global wholesale packaging company. The tenant renewed its current 43,000-square-foot lease starting Oct. 1, 2027, extending its term through January 2035. The company will also take an additional 106,000 square feet in Building 28 under a lease expected to start Nov. 1, 2026, with the same January 2035 expiration date.
The transactions help Terreno preserve full occupancy at the Hialeah property while addressing upcoming lease rollover ahead of schedule. They also point to continued demand for well-located industrial space in South Florida, where warehouse and distribution users remain active due to the region’s logistics, manufacturing and international trade connections.
Countyline Corporate Park Phase III is located in Hialeah, one of South Florida’s major industrial submarkets, offering access to key transportation routes and trade infrastructure serving the broader Miami market.
