Vision Real Estate Advisors Facilitates Sale Of 65,000-SF Village Plaza In Fort Lauderdale MSA

Vision Real Estate Advisors announced the successful closing of Village Plaza, a ±65,000-square-foot retail center located at 1360-1454 N State Road 7 in Margate. Representing both the seller and the buyer in the transaction, the firm orchestrated a highly competitive sales process that generated over 250 registered buyers and offers from more than 10 competitive groups, resulting in a sale at a sub-5% in-place cap rate.

Ultimately, the property was awarded to local investment group, Current Capital Group, a prominent regional real estate firm with an extensive track record and existing commercial holdings in the immediate submarket. To secure the asset in a high-demand bidding environment, the buyer committed a substantial non-refundable deposit at execution. This was the first time the property was on the market for sale since the seller, Tricon Development, purchased the property over 30 years ago.

Village Plaza features a strong mix of national, regional, and neighborhood tenants, including anchor-level draw CSL Plasma and Domino’s Pizza. The asset benefits from prime visibility along the State Road 7 commercial corridor and sits directly adjacent to Cocogate Plaza, which is poised for a major mixed-use redevelopment featuring nearly 300 residential units and modern retail spaces.
