Aventura To Review 14-Acre Mixed-Use Proposal

Royal Palm Companies, led by developer Daniel Kodsi, is moving forward with Uptown Aventura, a nearly 14-acre mixed-use development designed by Arquitectonica.

The project, officially named by the City Commission, is located between NE 214th Street, Biscayne Boulevard, East Dixie Highway, and the county line.

A $31 million land loan from MG3 Group has helped kick-start the long-planned development, which will feature a mix of residential, hotel, retail, and public spaces. Plans include a 30-story tower on Biscayne Boulevard, a 20-story tower to the west, and a vibrant central plaza with shops, restaurants, fountains, and green spaces.

The proposal calls for 975 residential units ranging from studios to three-bedroom layouts, plus branded residences. Hospitality is a major component, with 528 hotel rooms across two towers. Retail will span more than 107,000 square feet in a walkable, landscaped layout. Parking facilities will total 2,490 spaces, most in garages integrated into the design.

If approved, the tallest building will exceed 300 feet, making Uptown Aventura a striking new addition to the city’s skyline. The project is under review by the Local Planning Agency and City Commission, with a final vote scheduled for October 8, 2025.
