Bergeron To Embark On New Pembroke Pines Development

A distribution warehouse by longtime local developer Ron Bergeron and a self-storage complex have been proposed in western Pembroke Pines.
The city’s Planning and Zoning Board will consider both items on Dec. 10.
The Bergeron Distribution Center would total 170,373 square feet at 19700 Stirling Road. The site – just east of U.S. 27 – totals 13 acres.
The developer has planned an industrial park in the area since 1984, but had to downsize the project after the county took some of its property for a landfill. Principal Lonnie Bergeron said the site is zoned heavy industrial because the nearby landfill makes it incompatible with residential uses. Bergeron built a connector to U.S. 27, which leads to Port Everglades via Interstate 595 and Florida’s Turnpike south into Miami-Dade County.
 

“It’s a preferred route used by many trucking companies,” Bergeron VP of real estate Frank Saia said. “We feel our property’s proximity to U.S. 27 will attract a lot of distribution-style users in our park.”

Bergeron has developed 210 acres of its property there with another 90 acres left to build on. The land is shovel-ready as it’s been stabilized at six-foot elevation and connected to water, sewer, natural gas and telecom, Saia said.
