Bridge Industrial (“Bridge”), a privately-owned, vertically integrated real estate operating company and investment manager announced Building L, within Bridge Point AVE business park, has been named the “Outstanding Building of the Year” for 2023-2024. This prestigious accolade from the Building Owners and Managers Association (BOMA) of the Miami-Dade chapter sets the stage for Bridge Point AVE’s entry into BOMA’s esteemed Southern Regional Awards to be held in early 2024 in Atlanta, Georgia.

In addition to the TOBY award, Bridge’s Johalys Castillo was named “Property Manager of the Year” in Miami Dade County. Since joining Bridge Industrial in 2022, Castillo has managed the company’s expansive Miami Dade County portfolio, spanning 10 properties, totaling almost 2 million square feet of Class-A industrial space.

“Winning consecutive TOBY awards across our South Florida portfolio is a proud moment for us at Bridge Industrial,” said Kevin Carroll, Partner, Southeast Region, Bridge Industrial. “These awards affirm our commitment to excellence in operations and management. We’re especially thrilled to see the dedication of our talented team recognized, In particular, Johalys Castillo’s exemplary leadership at Bridge Point AVE.”

The BOMA TOBY Awards represent the pinnacle of recognition in the commercial real estate industry, celebrating outstanding performance in building management and operations. Competing properties undergo a comprehensive evaluation by industry professionals, assessing various aspects from community involvement to environmental policies. The award for Bridge Point AVE is the culmination of an intensive evaluation process that included an on-site inspection, an engaging presentation, and a demonstration of its superior operational efficiency. This distinction complements Bridge Industrial’s growing collection of BOMA accolades in South Florida, including a recent TOBY award for its Bridge Point 595 project in Broward County, which is also set to compete at the BOMA Southern Regional Awards Conference.

Bridge Point AVE is a 1,061,793-square-foot industrial business park, featuring three Class-A buildings ranging from 110,000 to 500,000 square feet with modern amenities to maximize efficiency. Building features include 32’ to 36’ clear ceiling heights for operational efficiency, ESFR suppression system, and rear-load and cross-dock opportunities. Conveniently located in central Miami-Dade County, Bridge Point AVE is surrounded by Florida’s major expressways connecting it to the furthest parts of South Florida’s tri-county region in under an hour and a half. The Palmetto Expressway to the north and the Gratigny Parkway to the south serve as direct connections to the Turnpike, Interstate 95, and Interstate 75.

Bridge is one of South Florida’s most active industrial real estate developers. Since 2012, the company has acquired approximately 750 acres in 22 separate transactions across South Florida. Bridge has delivered and/or has under construction over 11 million square feet of Class-A industrial space regionwide. Bridge continues to seek opportunities to develop modern industrial facilities in the most supply-constrained core infill industrial markets that can meet the steady demand for last-mile and next- day delivery.
