Class-A Spec Office Building Rising In Pembroke Pines

Duke Realty Corporation’s South Florida office announces that it has started construction of a new, four-story, 143,535-square-foot, Class A office building in Pembroke Pines.
The building, which is being developed on a spec basis, is the first of four planned office buildings on a 36-acre site that fronts I-75 at Pines Blvd. known as Pembroke Pointe. The office park is adjacent to the Shops at Pembroke Gardens, a retail lifestyle center, and will include pedestrian and automobile connectivity to the retail development.
 

“Our new Pembroke Pointe office building will provide businesses looking to locate their operations in this dynamic submarket a new, high-quality space that also provides convenient access to a host of amenities at the adjacent retail center,” said Ed Mitchell, Senior Vice President of Duke Realty’s Florida Region. “This building will be particularly ideal for companies that want a high-profile location or have significant square footage needs. We are pleased to be able to offer prospective tenants a first-class space solution in a readily accessible location.”

Duke Realty’s first Pembroke Pines office building is being designed and built to attain LEED® Silver certification, an independent, third-party verification that a building project is deemed to be an environmentally responsible and healthy place to work. The building, which will be composed of structural steel, tilt-wall concrete panels, and glass, is being built on 36,290-square-foot floor plates for maximum flexibility in space planning.
The lobby will feature modern, upscale finishes. Surface parking around the building will provide 4.2 spaces per 1,000 rentable square feet. The building, which will be directly south of the Shops at Pembroke Gardens, will be accessible via SW 145th Avenue which connects with Pines Boulevard, an exit directly off I-75.

Duke sold The Shops at Pembroke Gardens, located at SW 5th St. in Pembroke Pines, to an institutional joint venture and equity partner for $188 million, or about $480 per square foot, in May 2013. The 391,120-square-foot lifestyle center was built in 2008

Duke will be introducing its new office project at the April 16th South Florida Office Brokers Association (SFOBA) meeting.
