Coming Soon: City Park At West Kendall, The Area’s First 15-Minute City

For decades, West Kendall residents have faced some of Miami-Dade’s worst traffic, enduring long commutes across the County due to a lack of nearby jobs and entertainment. City Park at West Kendall, a transformational 990-acre master-planned community, is set to change that.

Today, City Park announced it has filed its application with Miami-Dade County, marking the start of an exciting new vision for its future. The development is being led by The Easton Group, Lennar, and MPKA, LLC, combining local expertise, national scale, and decades of experience building communities that create jobs and improve quality of life for residents.

City Park will deliver West Kendall’s first 15-minute city, a pedestrian-friendly community where families can work, learn, play and live with access to everything they need, from jobs and schools to entertainment and services, all within a short walk or bike ride. Anchored by a lively town center, the City Park is set to become the area’s long-awaited economic engine.

  • More than 32,000 new jobs created and $2.35 billion in annual economic output for Miami-Dade County.
    • In total, City Park will generate more than 19,000 construction jobs during buildout, producing $1.07 billion in wages, followed by more than 13,000 permanent jobs generating $897 million annually. (This includes direct, indirect and induced jobs.)
  • Permanent jobs created by City Park will average $75,000 per year, which is well above Miami-Dade’s median wage.
  • Addition of 7,800 new homes, offering a wide variety of options to cater to every lifestyle and price point.
  • By reducing the need for daily commutes to job centers like Downtown, Brickell, Doral, and Coral Gables, City Park will also help reverse traffic patterns and ease congestion that has long plagued West Kendall’s roads.

To shape this vision, the City Park team enlisted SWA Group, one of the world’s leading urban planning and design firms, to reimagine how West Kendall could evolve into a balanced, connected community.

“City Park represents a complete community that has its own downtown, employment opportunities, schools, parks, transit, and well-integrated bike trails — reducing pressure on regional commutes while increasing quality of life,” said Sean O’Malley, Managing Principal of SWA Group in Laguna Beach, California.

Edward W. Easton, founder and CEO of The Easton Group, added, “City Park sits on the only site in Miami-Dade County with the scale and connectivity needed to deliver a sustainable community of this kind, complete with the long-overdue jobs and entertainment center West Kendall has been missing. City Park will also help address Miami-Dade’s housing affordability crisis. According to IRS data, the County has lost more than 30,000 residents per year to domestic out-migration, many of them middle-income families with children seeking more affordable housing. City Park will deliver thoughtfully designed homes across a wide range of styles and price points, creating opportunities for families to stay in Miami-Dade.

The $2 billion community is designed to reduce car dependency while enhancing mobility across Miami-Dade. Anchored by the future City Park Transit Hub, it will connect directly to the planned South Dade Bus Rapid Transit system. More than 10 miles of bike and pedestrian trails will also link into the County’s regional trail network, creating safe, car-free connections.

City Park is designed to serve the full range of transportation needs. Its location offers easy access to the Florida Turnpike and the Don Shula Expressway (State Road 874) and is also well positioned near one of the proposed corridors for the Kendall Parkway (836 extension). Its strategic location next to Miami Executive Airport further strengthens connectivity, with 526,000 square feet of modern light industrial space planned to support the airport’s expansion as a future spaceport.
