The Gateway at Wynwood, a nearly 460,000-square-foot class A office building, is commencing construction.
A groundbreaking ceremony took place on Friday January 17th to celebrate a key milestone for the developer and Wynwood’s emerging office market, north of downtown Miami.
New York-based Rose & Berg Realty Group (R&B Realty) expects to complete construction of the 12-story tower, at 2916 N. Miami Ave., in the second half of 2021.
“By bringing office space to Wynwood, The Gateway at Wynwood will add another layer of self-sustainability to this fast-evolving mecca for art, food, and entertainment,” said Shelby Rosenberg, a principal with R&B Realty. “Wynwood and Midtown Miami have so much to offer that the entire area is an amenity to our office building. That gives tenants a competitive edge, combined with the building’s proximity to downtown Miami and easy access to main roads and highways.”
Renowned Miami architect Kobi Karp found inspiration in Wynwood’s artistic spirit and modern vibe to design the The Gateway at Wynwood.
Plaza Construction, one of the nation’s foremost construction management and general contracting firms, is the general contractor.

The Gateway at Wynwood, an environmentally responsible building, will consist of about 195,000 square feet of leasable office space, nearly 25,900 square feet of prime street-level retail, a private rooftop terrace, and a garage. Some of the amenities will include 24/7 security and 2:1,000 on-site covered parking. Colliers International South Florida’s Kingsley-Rutchik team is handling the office leasing and CBRE is handling leasing for the retail component.
The groundbreaking took place nearly two weeks after R&B Realty secured a $76 million construction loan from balance-sheet lender 3650 REIT. That loan was brokered by Berkadia Commercial Mortgage LLC.
A construction permit has already been issued. R&B Group assembled the development site through a pair of acquisitions in 2016 and later demolished the neglected industrial buildings that sat on the 1.1-acre parcel.
R&B Group owns, manages and has under construction more than 1 million square feet of office, retail, industrial and mixed-use developments along the Eastern seaboard. The developer has found a niche repositioning well-located commercial assets and pursuing in-fill redevelopment opportunities that add value to fast growing neighborhoods in major US markets. The Gateway at Wynwood is located minutes away from downtown Miami, Aventura and Miami Beach as well as Virgin Trains, Miami International Airport and PortMiami – the cruise capital of the world. Strategically located near Interstate 95, Gateway at Wynwood can be easily accessed from Fort Lauderdale and West Palm Beach to the north.
