DWNTWN Realty Advisors Retained to Exclusively Lease The Village at Gulfstream Park

DWNTWN Realty Advisors Co-Founders and Managing Partners Tony Arellano and Devlin Marinoff obtained another prestigious assignment, as the power brokers were named exclusive leasing representatives for The Village at Gulfstream Park & Casino in Hallandale Beach.

Arellano and Marinoff are overseeing leasing of the entertainment destination’s available retail, restaurant and office space.

Gulfstream Park, owned and operated by 1/ST, is one of South Florida’s premier gaming, entertainment and horse racing destinations. The venue is home to the annual Pegasus World Cup, featuring two of North America’s richest Thoroughbred horse races, the Florida Derby and many other high-profile racing and entertainment events. Uniquely designed as a sports-anchored entertainment destination, the pedestrian friendly Village at Gulfstream Park features open-air retail and entertainment, high-end shops, internationally known restaurants, art galleries and more.

The firm is known for its pivotal role in the evolution of Miami’s Wynwood and other urban core neighborhoods. It has participated in more than $350 million in investment and development sales in Wynwood over the last few years. Arellano has completed more than 150 leases in Wynwood over the course of his career, fueling the neighborhood’s transformation from an overlooked, largely neglected collection of old industrial buildings into a vibrant hub for arts and culture, retail, restaurants and nightlife.

“This is the perfect time to launch our leasing campaign for the Village at Gulfstream Park,” Arellano said. “The demand for Class A, well-located commercial real estate with ample parking in South Florida is at an all-time high, and this venue is uniquely suited to accommodate tenants seeking to be where the action is.”

“DWNTWN Realty shares in our company’s forward-thinking vision for the revitalization of the Village at Gulfstream Park as the sports-anchored entertainment destination of choice in South Florida,” said Jimmy Vargas, Chief Executive Officer, 1/ST EXPERIENCE. “We are pleased to be working with DWNTWN to bring high-end entertainment, food and beverage, retail, art and office spaces to the Village that will attract and engage our customers and guests in exciting new ways.”

Gulfstream Park also features a two-story casino with more than 700 Las Vegas-style slots including electronic table games; 20 live action table games with stakes ranging from casual to ultra-high; and compelling promotions.

Hallandale Beach, led by the Federal Highway corridor, is experiencing significant growth and development activity to make the area even more desirable. Its central location is particularly attractive to professionals, residents, and visitors, with proximity to Fort Lauderdale International Airport, Port Everglades and nearby affluent cities.

“The City of Hallandale Beach has come a long way in recent years and still has tremendous potential,” Marinoff said. “Leading developers like Related Group and KAR Properties are delivering ultra-luxury residential product that the area previously never had. The overall activity is creating a critical mass that makes the Village at Gulfstream Park even more enticing for retailers, food-and-beverage operators and office users.”
