ICM Taps Leasing Team For Newly-Acquired Boca Office Building

Cushman & Wakefield has been named exclusive leasing agent for ICM Realty Group’s newly-acquired Atrium at Broken Sound, a 93,500-square-foot Class A office building at 6111 Broken Sound Parkway in Boca Raton.
Senior Director John K. Criddle and Associate Joseph J. Freitas were selected by ICM to lease the building. The Atrium at Broken Sound is currently 74 percent leased with rental rates ranging from $18 to $21 NNN.

ICM Realty Group recently acquired The Atrium at Broken Sound, a three-story, fully renovated suburban office building situated on an eight-acre parcel, for $17,050,000.  Douglas K. Mandel, senior director of Marcus & Millichap’s National Office and Industrial Properties Group (NOIPG) represented both ICM Realty and seller 6111 BSP Associates, LTD in the transaction.
The building features a three-story atrium, Class A finishes throughout, garage parking, fiber optic connectivity, building-wide WiFi, golf course views of The Old Course at Broken Sound, a fully redundant backup generator, upgraded tenant storage options, a picnic area with gazebo, a common vending area, security enhancements and car wash services.

According to Cushman & Wakefield Research, all economic and market indicators in the Palm Beach County Office market are positive.
 

“The Palm Beach County office market continued to gain velocity as leasing activity totaled 1.7 million square feet in 2015, a 38.4 percent increase year-over-year,” wrote Senior Research Analyst Valerie Tatum in Cushman & Wakefield’s 4Q 2015 Palm Beach County Office MarketBeat report. “Much of the leasing activity is due to organic growth as companies work to ‘right size’ their teams after a period of downsizing.”

“The Palm Beach County office market continues to enjoy a stable growth period on solid job creation, a trend that will remain throughout 2016,” added Tatum.

For ICM, Criddle’s office leasing team was the logical choice to attract new tenants to the building.
