LYND Partnership Closes On $12M Refinancing Of Waterfront Development Site

A partnership between LYND and Dania Beach Marina Corp. led by Michael M. Lally has refinanced a 2.91-acre development site in Dania Beach with a $12 million loan.

The partnership plans to start construction on a 15-story residential tower on a canal at 90 S. Bryan Road, adjacent to the Dania Pointe retail center and Spirit Airlines headquarters.

The project’s name, The Aileron, will feature 380 studios, one – two and three-bedroom units, and work-live units, ranging in size from 627 square feet to 2,222 square feet.  The Aileron will feature high-end appliances, quartz countertops, and oversized glass windows, affording owners stunning view corridors.

One of the project’s key highlights is the Dania Beach Marina Club, which will provide 12 boat slips and electronic boat rentals.  Owners and guests will be able to run or walk along the marina boardwalk and enjoy a cocktail at a nearby tiki bar.

Other building amenities include a panoramic fitness suite, serenity yoga and Pilates studio, community lounge, gourmet community kitchen, juice bar, rooftop bar, and two distinct pools.

“Nestled amidst the vibrant heart of Dania Pointe, The Aileron stands as a beacon of modern luxury with an unconventional twist. It’s where the magic of waterfront living intertwines with urban convenience, offering a lifestyle that’s both aspirational and accessible,” said LYND CEO A. David Lynd.

Construction is expected to start in the third quarter of 2024.

The project was previously named the Waves Dania Beach prior to LYND joining Lally, the original landowner, as the development partner.

The partnership owns a development site next door to The Aileron and are approved to build an additional 380 units in the future, which will be phase 2.
