Marcus & Millichap Brokers Sale Of Miami Industrial Property

Marcus & Millichap announced the sale of RAM & DAS Aerospace Defense Solution, a single-tenant industrial property located at 3661 NW 50th St. in East Hialeah in Miami’s aviation corridor.

The asset sold for $7 million.

“The property’s central location, with easy access to Miami International Airport, the Palmetto Expressway and other major transportation corridors, makes it attractive to industrial investors,” said Nick Hassan, associate director investments in Marcus & Millichap’s Miami office. “The sale highlights continued demand for industrial properties across South Florida, where limited supply and strong investor interest are driving competition for well-located assets.”

Hassan, Jonathan De La Rosa and Eduardo Toledo of Marcus & Millichap exclusively marketed the property on behalf of the seller, Colonial III Inc., and procured the buyer.

The 1951-built property totals 38,040 square feet and is situated on 1.04 acres, close to key logistics and transportation infrastructure, including Miami International Airport, Opa-locka Executive Airport and the Port of Miami. The building’s only occupant, RAM & DAS Aerospace Defense Solution, provides aerospace parts repair, maintenance and distribution services, including heavy airframe repairs and large component overhauls.
