Miami Area Unions To Receive 3,000 Units In Deal With HueHub Developer

In a bold step to tackle Miami’s escalating housing affordability crisis, The HueHub has signed a first-of-its-kind agreement with multiple unions to secure long-term rental stability for first responders and essential workers.

The initiative will dedicate approximately 3,000 units within The HueHub at base rental rates for members of local police, fire, county staff, Miami-Dade Sherrif’s Office staff, hospitality workers, healthcare professionals, teachers, and professors, providing housing security in one of the nation’s most expensive rental markets.

Residents will benefit from the unprecedented step of securing annual rental rates for 10 years.

Units will be fully furnished, with rents starting at approximately $1,300 for studios, $1,600 for one-bedroom, and $1,900 for two-bedroom residences.

“This partnership is proof that private development, labor organizations and institutions can collaborate to create viable housing solutions for those who serve our community,” said Pablo Castro, The HueHub’s developer. “These individuals dedicate their lives to keeping Miami safe and running and often have to live far from their work, many in other counties. The HueHub is not only housing, but a 360° lifestyle experience. There has simply not been an attainable housing in Miami with so many services and amenities, all with a 10-year rental pricing guarantee.”

Miami-Dade faces one of the most severe housing affordability crises in the country, with more than 60% of renters spending over a third of their income on rent—and some spending more than half.

The county projects a need for 200,000 new housing units by 2030. The HueHub’s 4,000+ units – with approximately 3,000 already guaranteed to essential workers – represents a significant step toward expanding attainable housing options while signaling the immediate demand for this project.

“While the agreements provide immediate relief,” adds Castro, “its deeper purpose is to highlight the urgent need for more long-term housing solutions that meet the everyday needs of Miami-Dade families. This is a unique model that I truly hope gets replicated by others.”

Located at 8395 NW 27th Avenue in West Little River, The HueHub, a designated Transit Oriented Development (TOD), is situated within walking distance of the Northside Metrorail Station and Tri-Rail, offering direct access to Miami International Airport, Downtown Miami, and the wider South Florida region. Nearby there are multiple universities, technical colleges, and world-class hospitals, further supporting the area’s workforce.

The development will span 509,447 square feet across 12 acres, featuring seven 35-story towers and 4,032 fully furnished units. Beyond housing, the project includes nearly 200,000 square feet of interior amenities including a full gym and pool, a two-acre park, and mixed-use community spaces linked to learning, the arts, sports, and leisure.

‘Life-amenities’ such as coworking spaces, art galleries, and a test kitchen for teaching healthy nutritional habits will be complimentary to tenants. Available hourly for-fee services for tasks such as house cleaning services, dog walking and others will be offered to residents, as well.

The development is the result of collaboration among respected Miami-based partners, including Coastal Construction, Arquitectonica, Bilzin, Greenberg Traurig LLP, Franyie Engineers, and The HueHub’s in-house development team. Groundbreaking is scheduled for early 2026.
