Newmark Arranges Sale Of Prominent Lincoln Road Retail Asset For $756 PSF

Newmark has arranged the $18,400,000 sale of 318-334 Lincoln Road, a 24,339-square-foot retail property located along Miami Beach’s iconic Lincoln Road shopping corridor, to Tabani Group.

The sale price equates to $756 per square foot.

President and Head of Retail Capital Markets Conor Lalor and Senior Managing Director Eric Williams represented the seller, Scott Robins Companies / Tricera Capital, in the transaction. Director James Sharpe V and Associate Director Andrei Larion also advised. Jared Robins, Principal of InHouse Commercial, served as co-advisor.

Situated within the heart of South Beach’s premier pedestrian retail district, 318-334 Lincoln Road features approximately 115 feet of frontage along Lincoln Road and is currently occupied by a diverse tenant roster including Mr. Jones, Talkin’ Tacos, South Beach Munchies Latin Cafe, Smak’d Burgers and Sweet Life Gelato.

“Lincoln Road remains one of the most recognizable and heavily trafficked retail corridors in the country,” said Williams. “This offering presented investors with a rare combination of existing cash flow, near-term value creation opportunities and long-term redevelopment potential in one of Miami Beach’s most dynamic retail environments.”

The property recently underwent substantial renovations, including facade modernization, exterior improvements and tenant-driven enhancements. At the time of sale, the asset offered significant upside through lease-up opportunities and future densification potential supported by flexible zoning and additional development rights.

Located between Collins Avenue and Washington Avenue, the property benefits from direct access to the area’s beaches, luxury hotels, convention facilities and growing residential population. The asset is positioned within close proximity to major demand drivers including the Miami Beach Convention Center and several high-profile hospitality and mixed-use developments underway throughout South Beach.

Lincoln Road continues to experience strong leasing momentum, highlighted by new retailer openings, tenant expansions and significant public and private investment throughout the corridor. The district attracts more than six million visitors annually and serves as one of South Florida’s most prominent retail, dining and entertainment destinations.
