North Miami Beach Mixed-Use Development Secures New Retail Tenants, Bringing Occupancy To 60% Ahead Of Q2 Delivery

Macken Companies announced that Aura, the highly anticipated 533,835-square-foot mixed-use development spanning a city block at 16955-17071 West Dixie Highway in North Miami Beach, has secured new long-term leases with Florentin Bakery and Mimi Yoga, marking significant milestones in the retail component of the project.

The eight-story development features 373 luxury rental units and 17,000 square feet of prime ground floor commercial space plus 9,000 square feet of exterior covered retail terrace space. With these latest additions, Aura’s retail occupancy has reached 60 percent, reinforcing its position as a premier destination for lifestyle-oriented businesses in South Florida. The project is slated for completion in Q2 2025.

Florentin Bakery has committed to an approximately 2,800-square-foot space. The beloved bakery, which currently operates a location in Hollywood, Florida, is expanding its footprint to serve the North Miami Beach community with its signature artisan breads, pastries, fresh sandwiches, salads and more. Barrett Wolf of Wolf Co. represented the landlord, Macken Companies, and the tenant in the transaction.

Mimi Yoga, an infrared heated yoga and mat pilates studio with existing locations in Wynwood and Coconut Grove, has secured approximately 2,650 square feet of space. Luchy Hermoso of Coldwell Banker represented Mimi Yoga, while Barrett Wolf of Wolf Co. represented the landlord.

These new tenants will join The Missing Peace, an early childhood occupational therapy center, and Sunrisas Dental Miami, a dental practice, which will offer services that cater to the everyday needs of residents and visitors alike.

With LOI’s from prospective tenants for the remaining 40 percent of the space, Macken Companies anticipates continued exciting leasing activity as the project approaches completion.

Developed in partnership by Dallas-based Trinsic Residential Group and South Florida-based Macken Companies, Aura will play a significant role in revitalizing the City’s Downtown area and its major corridors. Trinsic owns the residential portion of the project, and Macken Companies owns the full commercial component.

Designed by Coral Gables-based Corwil Architects, and taking cues from sustainable design, portions of the building are elevated above street level on a stilt-like framework, referencing the area’s maritime history and coastal environment. The project offers sweeping views of Greynolds Park to the Intracoastal Waterway, Sunny Isles Beach and the Atlantic Ocean. The ground floor will feature a lush courtyard, and the retail has been designed to integrate the surrounding community and improve the walkable streetscape.

Situated at the gateway to North Miami Beach, the project is located directly north of the historic Ancient Spanish Monastery and Arthur Snyder Tennis Court Complex, and in close proximity to the county’s 265-acre Greynolds Park. Aura offers easy access to Biscayne Boulevard, I-95 and all major arteries.
