Private CRE Investment Firm Launches New Industrial Development Venture

America’s Capital Partners (ACP), the private commercial real estate investment firm led by Sergio Socolsky, is expanding into industrial real estate development of distribution centers in prime Southeast U.S. markets. ACP Industrial leverages the vast investment experience, relationships and platform of fully integrated parent company ACP.

ACP Industrial tapped Michael Nelligan, an industrial real estate veteran with 30 years of experience, to lead the new venture. General partner equity totaling $10 million has been raised for initial funding of site acquisition and development projects. ACP Industrial principals are actively securing additional equity investors.

ACP Industrial is targeting multiple markets in Florida, Georgia, South Carolina, and North Carolina, including Miami, Orlando, Tampa, Jacksonville, Savannah, Charleston, Charlotte and Raleigh. The venture will develop speculative and build-to-suit projects ranging from 100,000 to 500,000 square feet.

“Demand for well-located industrial real estate in Sun Belt population centers has never been higher,” Socolsky said. “Southeast industrial markets are experiencing record-low industrial vacancies and rising rental rates. ACP’s proven track record of executing real estate investment strategies positions ACP Industrial for success in the industrial sector.”

Nelligan’s diverse background includes industrial development, acquisitions and leasing at Exeter Property Group, and national transaction experience at major industry players Cushman & Wakefield, JLL, Staubach Company, Duke Realty and Trammell Crow Company.

“This is a compelling opportunity to build the industrial division of ACP, utilizing Sergio’s investment expertise and applying the firm’s existing infrastructure to industrial development,” Nelligan said. “We have the personnel, platform and funding to immediately execute on development opportunities.”

ACP Industrial is focused on Southeast markets with growing populations and transportation hubs providing connectivity of seaports, rail, intermodal and expressways.
