Prologis Buys 28 Acres In West Miami-Dade For Industrial Development

Industrial development giant Prologis acquired 28.45 acres near its Beacon Lakes Business Park in west Miami-Dade County.

The company, through affiliate Prologis-Exchange Beacon Lakes 46 LLC, issued four deeds for a combined $22.7 million.

The vacant, industrial-zoned property is on both sides of Northwest 10th Street, just west of the State Road 836/Dolphin Expressway ramp onto Northwest 137th Avenue. It’s directly south of the Cemex concrete plant at 1200 N.W. 137th Ave.

Beacon Lakes, a 500-acre business park developed by Prologis over 17 years, is just to the northeast of this property.

Here is who sold the land to Prologis:

  • Midstate Material Holdings, managed by Juan C. Gonzalez in Hialeah, sold 6.25 acres for $7.2 million.
  • Sesana Motorsports Corp., managed by Alfredo Sesana in Coral Gables, sold 9.7 acres for $6.2 million.
  • Lopez Brothers Corp., managed by Cecilio Lopez in Doral, sold 7.5 acres for $5.58 million.
  • JMW Lot 3, managed by Kathleen M. Weber in Pinecrest, sold 5 acres for $3.72 million.

Industrial has been one of the hottest sectors of real estate in South Florida since the Covid-19 pandemic started, as the surge of online ordering has created strong demand for warehouses from e-commerce firms.
