Related Group Breaks Ground on New Luxury, Mixed-Use Project In Miami

Leading developer Related Group, in partnership with private equity firm, Rockpoint, broke ground on WNWD21, a new luxury mixed-use tower consisting of 304 apartments, more than 18,000 square feet of retail, and 63,000 square feet of office space.
Located in the heart of the Wynwood neighborhood, at the intersection of 22nd and North Miami Avenue, the project features architecture by South Florida-based Cohen Freedman Encinosa & Associates Architects and interior designs from iddi Design. Beauchamp Construction Company is spearheading construction, with completion expected for the third quarter of 2024.

“When I first started coming to the area in the early 2010’s, it was immediately clear there was something special happening,” said Jon Paul Perez, President of Related Group. “People visited Wynwood in masses and loved taking photos in front of the street art, and hanging out with friends – but there was simply no residential product. When we broke ground on our first residential project in the area, Wynwood 25, we made a big bet that those same people would want to live here full time. Today, Wynwood is one of the city’s most desirable places to live. It’s amazing to see how far the neighborhood has come.” 

Located just miles from Miami’s downtown, WNWD21 offers residential and commercial tenants an opportunity to live and play in the center of it all. Once known exclusively for its street art and rich culinary offerings, Wynwood is now among the fastest growing residential markets in Greater Miami with more than 1,737 units in the pipeline. For Related, who now have more than 1,398 units in the area, this demand is exactly what they expected when they first entered Wynwood in 2017.

The latest in a string of highly successful Wynwood projects for Related, WNWD21 is made up of two, 12-story structures as well as a seven-story garage with more than 500 parking spaces. Unit layouts include studio, one-, two-, and three-bedrooms, with square footage ranging from the low 500’s to more than 1,300 square feet.

Once complete, residents will have access to a full suite of resort-style amenities, including an expansive rooftop pool deck, state-of-the-art health and wellness facilities, including a spa and sauna; private theater and music room, resident-only dining room, coworking space and a curated collection of museum quality art.
