Vision Marine Lines Up Fort Lauderdale Property Sale As Part Of Florida Real Estate Consolidation
Vision Marine Technologies Inc. has entered into an agreement to sell its property at 1400 S. Federal Highway in Fort Lauderdale, advancing a broader effort to streamline its Florida real estate footprint following its Nautical Ventures acquisition.
The 1400 S. Federal property previously served as a principal office, showroom and operating location for the Nautical Ventures platform. Vision Marine said the site is no longer needed after the company shifted key retail, marina, service, rigging, parts, logistics and delivery functions into its Dania Beach and Fort Lauderdale waterfront operations.
The agreement is part of a larger real estate optimization initiative that also includes pending sales of 1440 S. Federal Highway in Fort Lauderdale and a Palm City property. Together, the three transactions are expected to produce approximately $13.1 million in gross sale proceeds and about $5.58 million in estimated net equity, subject to closing.
The largest of the three transactions is 1400 S. Federal, which carries an expected sale price of $9.65 million if it closes on or before August 30, 2026. The purchase price would increase to $10 million if the closing occurs after that date. The company estimates net equity from the 1400 S. Federal transaction at approximately $4.88 million, before customary closing adjustments, taxes and other transaction-related costs.
The two additional pending sales include 1440 S. Federal, expected to generate $2.6 million in gross proceeds and $570,000 in estimated net equity, and the Palm City property, expected to generate $850,000 in gross proceeds and $120,000 in estimated net equity.
Vision Marine also expects the real estate changes to reduce annualized site-related operating expenses by approximately $3.46 million before transition-related costs. Management said that amount represents about 18.2 percent of the company’s annualized operating-cost base for the period from September 1, 2025, through May 31, 2026, excluding depreciation and interest.
Over the past year, Vision Marine has been consolidating its Florida operations into a more focused waterfront network. Tender preparation, rigging, logistics and delivery were centralized at Nautical Ventures’ Fort Lauderdale Marina in May 2026, while tender display and sales activity previously supported at 1440 S. Federal shifted in June to Nautical Ventures’ Dania Beach waterfront location at 50 South Bryan Road. Selected fiberglass boat activity is also being moved to the Fort Lauderdale Marina.
The company said the proceeds, if realized, would provide additional flexibility for balance-sheet management, working capital, financing optimization and strategic operating investments. The transactions remain subject to customary closing conditions.
