1.1 MSF Large Bulk Warehouse Development Gets Green Light From City Of Fort Pierce And St. Lucie EDC

The City of Fort Pierce and the St. Lucie County Economic Development Council (EDC) have granted approval to The Silverman Group to commence on Interstate Crossroads Business Center.

Designs call for either one 1.133-million-square-foot building or two separate 550,505-square-foot buildings. The business center will feature 434 car spaces and 314 tractor-trailer spaces for the single-building option, and 536 car spaces and 314 trailer spaces for the two-building option. The 132-acre site is located between I-95 and Florida’s Turnpike.

The City and County, which are pro-business and looking to create local jobs, took only 3 months after submittal to approve the project. Site plans and building design were unanimously approved February 9 by the city’s planning board. Developers will seek city commission approval on February 16. Pete Tesch, President of the Economic Development Council of St. Lucie County, and Jill Marasa, Vice President of Business Retention & Expansion for the EDC, coordinated and streamlined the intake and review of the development application.  The project is expected add 150-200 permanent jobs, along with 853 short-term construction jobs.

The Silverman Group purchased the site from FLF Holdings. The Silverman Group is a privately owned and operated private equity and real estate development organization with headquarters in Basking Ridge, New Jersey in addition to a local office in Palm Beach, Florida. The firm owns and manages over 20,000,000 square feet of office, industrial, retail, and aviation properties as well 4,000 multi-family units throughout the United States. It has over 5,000,000 square feet of commercial space and 4,000 multi-family units currently under development in 7 states.

The project development team also includes landscape architecture and urban planning firm Schmidt Nichols, engineering, planning and consulting firm Simmons & White, and natural resource management, wetland, and environmental permitting services firm EW Consultants, Inc.

CBRE Executive Vice President Robert Smith, Senior Vice President Kirk Nelson and Executive Vice President Jeffrey Kelly facilitated the sale of the development site and have been tapped to market the project.

The site is located just south of Okeechobee Road at the convergence of Interstate 95 and Florida’s Turnpike in Fort Pierce. The property encompasses ±84.65 acres of developable land and is the second phase of Crossroads Park of Commerce located immediately north of the site.

The park will feature tilt wall concrete construction, 40’ minimum clear height, 56’ x 54’ column spacing with 60’ speed bay, ESFR Fire Protection, and ample trailer and vehicle parking. While plans call for development of ±1,133,000 square feet of large bulk warehouse space, Silverman can handle build-to-suit options for large distribution users as well.

The property’s location provides immediate access to Interstate 95 and Florida’s Turnpike via Okeechobee Road. The development also offers frontage along Interstate 95.
