300,000 SF Office High-Rise Coming To Miami

Earlier this month, the Miami Urban Development Board authorized One Thousand Group‘s plans to build a 47-story high-rise at 3601 Biscayne Boulevard.

Tower 36, a 635-foot-tall KPF-designed project, will have 312,058 square feet of office space, 29,109 square feet of commercial space, and 671 parking spaces.

A petrol station and a two-story multifamily building now stand on the 1.5-acre site, which is located in Edgewater, close to the Miami Design District, just west of an Interstate 195 off-ramp.

If built according to plan, Tower 36 will be the sole freestanding office high-rise in Edgewater, a neighborhood where One Thousand Group and other developers are rapidly building condominium and rental towers. Co-led by Michael Konig and Louis Birdman, the company is working with Major Food Group, a major player in the hotel industry, and Terra, another developer in Miami, to build a 57-story condominium complex.
