Terra Unveils Master Plan For 47-Acre Mixed-Use Development

Pembroke Pines will soon join the growing list of South Florida suburbs with an urban destination at their heart.
Pembroke Pines City CenterResidential and commercial development firm Terra has announced plans for Pembroke Pines City Center, a 47-acre mixed-use project that will bring retail, entertainment and residential uses to the city when it delivers in mid-2017.
Located at the southwest corner of Pines Boulevard and Palm Avenue, Pembroke Pines City Center will comprise 300,000 square feet of lifestyle-oriented retail, entertainment and restaurant space alongside 450 multifamily apartments. The project will come alive in two phases, with phase one including 200,000 square feet of grocery-anchored retail space and phase two including apartments and another 100,000 square feet of commercial space. The first phase of construction will begin in the second quarter of 2016.
 

“Our mission at Terra is to improve communities through developments that fill a void in the marketplace, and that’s exactly what we plan to do at Pembroke Pines City Center,” explains David Martin, president and co-founder of Terra. “As one of Florida’s best places to live and work, Pembroke Pines is the second most populous city in Broward and home to a growing base of large corporate users – so we’re seeing a surge in demand for new retail and lifestyle offerings in the area. City Center will feature a mix of commercial and residential uses in a walkable setting that draws visitors from the immediate neighborhood and across South Florida.”

With nearly 400,000 people living within a five mile radius of the site and 1,500 residential units within walking distance, City Center is generating strong interest among national and regional retailers. The project’s master plan calls for a grocery store and movie theater alongside junior anchors and free-standing restaurants. Next door, the city of Pembroke Pines is building a $60 million civic center complete with a 3,500-seat performing arts center and conference hall, an outdoor plaza, a 10,000-square-foot art gallery and a new city hall that will be delivered in late 2016.
 

“We’re finding that once retailers learn about the activity that will be generated at the site, the household and daytime demographics in-place, and the strength of the developer, their interest in the project and Pembroke Pines only intensifies,” said Rod Castan, president of leasing and management for The Courtelis Company, which is overseeing retail leasing for City Center.

Pembroke Pines City Center marks Terra’s latest project in Broward County. The firm is also developing Botaniko, a 121-acre master-planned community in Weston with contemporary-style homes designed by architects Chad Oppenheim and Roney J. Mateu. Other Terra projects currently underway throughout South Florida include the Grove at Grand Bay and Park Grove towers in Coconut Grove; Eighty Seven Park in Miami Beach’s North Beach neighborhood; and two single-family home communities in the City of Doral called Modern Doral and Neovita.
