84,000 SF Mixed-Use Development Comes To Doral

Long a home to industrial and warehouse projects, Sharon Dresser, Cofounder and International Business Director at High Street Retail USA, said there’s little space available for retail and restaurants and now the time is right.
Gateway Center Doral, a new 2-building, 84,000-square-foot retail and high-end boutique office center located at 2000 NW 87th Avenue in Doral, at the intersection of NW 21 Terrace and 87th Avenue, is underway, breaking ground on June 11, 2014. The office component of the development totals approximately 43,000 square feet.
 “With 12,000 residential units approved and waiting to be built, timing couldn’t be better for Gateway Center Doral,” commented Dresser. “The project fits in perfectly with Doral’s ‘walkable neighborhood’ design.”
The project already has substantial interest from national tenants – some of which are very close to closing and will be announced within the next 30 days. Dresser is marketing the project on behalf of developer DBH Properties, LTD.
Dresser is a member of the Commercial Industrial Association of South Florida (CIASF).
CIASF is a non-profit organization of business  leaders involved in the development, design, construction, sales, and leasing of Industrial and Commercial Real Estate in South Florida.  The association hosts events each month covering a wide range of topics including the Industrial Market Report in January and the Office Market Report in May, its signature events.
The project is located smack dab in the center of an area locally referred to as “restaurant row,” home to some of the most profitable restaurant chains in the South Florida market.
In addition, 1,500 residential units are currently under construction within close proximity to the project. Beyond the residential pipeline, an additional 2 million square feet of new office space has city approval and is ready for construction.
The developer has extensive experience in commercial development in South Florida as well as Latin America and takes great pride in creating projects; retaining the ownership and managing those very projects for the long term.
With Gateway Center Doral, the developer’s primary focus was to create an extremely comfortable and overall welcoming shopping experience for customers visiting the center. DBH has paid particularly close attention to the parking, offering 509 parking spaces, none of which are sized for compact-only parking, so that visitors wouldn’t feel squeezed and confined.
The center sits within 3 blocks owned by DBH Properties, from 21st through 18th Streets, which afforded the ability for the developer to eliminate the frontage road on the south side of the project, easing any restriction coming into and going out of the center, again, contributing to the best possible experience for customers.
Even the trash generated by tenants at the center became an area of focus for the developer, who incorporated air-conditioned trash disposal areas within the project to avoid the all too familiar odor generated by traditional dumpster disposal as it sits in the South Florida heat and humidity.
Because of its location, the developer anticipates this project to be one with the greatest activity and potential of all of the projects he’s been affiliated with. Offering excellent visibility along 87th Avenue, the center is conveniently located within 1.5 miles of the Dolphin Expressway (SR 836) and the Palmetto Expressway (SR 826) as well as all major local thoroughfares.
Gateway Center Doral is scheduled for completion May 2015.
