BH Group, PEBB Enterprises Close $50 Million Transaction For Residential Component Of Boca Mixed-Use Project

BH Group and PEBB Enterprises successfully completed a $50 million property sale within the site of their mixed-use development located at 6600 N. Military Trail in Boca Raton. The transaction allows for the imminent start of construction of the project’s residential component, a 500-unit rental community that will bring much-needed new apartments to the growing area.

Leading real estate developer Related Group is developing the residential project in partnership with BH and PEBB. The 9.9 acres sold to ODHQ Apartments, LLC includes the project site’s existing south tower and south parking garage.

“There continues to be incredible demand for high-design, lifestyle-first rental properties in prime locations, and this project checks every box,” said Related Group CEO Jon Paul Pérez. “It offers a walkable location, top-tier partners, and the opportunity to reshape one of Boca’s most strategic corridors. With this redevelopment, we’re delivering a level of design, service, and livability that’s been missing from the rental market in this part of Boca.”

The south tower will be demolished and replaced with the apartment project, while the south garage will remain intact. Demolition of the south tower is expected to commence in September 2025.

These Class A apartments perfectly complement the project’s office, retail and restaurant components.”

Boca Raton council members unanimously approved the project’s site plan in February 2025.

The approved site plan encompasses over 405,000 square feet of office space in two buildings, four new retail and restaurant outparcel buildings totaling nearly 43,000 square feet, a nearly 37,000-square-foot luxury fitness facility and 500 multifamily units.

BH and PEBB have generated substantial office leasing activity at the project. Notable office tenants include Atlantic | Pacific Companies, I Heart Mac & Cheese, Kanner & Pintaluga, P.A., MN8 Energy and ODP Corp.

The 29-acre project site overlooks the Broken Sound Country Club’s golf course.
