Berger Commercial Realty's Jonathan Thiel and Joseph Byrnes v 2025Berger Commercial Realty Senior Vice Presidents Jonathan Thiel and Joseph Byrnes represented landlord Blackhawk Properties & Investments, LLC in a new lease agreement with Poke Bowl NY at The 550 Building, located at 550 S. Andrews Avenue in Fort Lauderdale, in the heart of Fort Lauderdale’s SOLO District.

Poke Bowl NY, a multi-location Hawaiian poke restaurant brand based in New York City, is expanding into South Florida with plans for multiple locations, beginning with its first Broward County and South Florida restaurant at The 550 Building.

The lease covers 1,997 square feet of restaurant patio space for a 10-year term, further strengthening the tenant roster at the recently delivered Class A office property.

The 550 Building is a 96,518-square-foot, seven-story office building that has quickly achieved an 86.8% occupancy rate since opening. Its strategic location in downtown Fort Lauderdale, directly across from the Broward County Courthouse, has been a major draw for tenants seeking a premium address.

“Poke Bowl NY selected The 550 Building because it is newer building and offers close proximity to the courthouse,” said Thiel. “This lease underscores the building’s appeal to high-quality tenants seeking both visibility and convenience in the heart of Fort Lauderdale.”

The addition of Poke Bowl NY further enhances the mix of tenants at The 550 Building, offering added amenities and dining options to the growing downtown business community.

Katy Welsh of Hunter Real Estate Brokerage represented the tenant in the transaction.

This sale highlights Berger Commercial Realty’s expertise in navigating complex land transactions and its deep relationships within the South Florida commercial real estate market.
