Lee & Associates South Florida Brokers 106,000 SF Industrial Lease In Opa-locka
Lee & Associates South Florida successfully brokered a large industrial lease on behalf of long-term client Epic Stoneworks, Inc. The transaction involves a substantial 105,850-square-foot (2.43-acre) Industrial Outdoor Storage (IOS) site, featuring an approximately 3,000-square-foot office building and 5,460-square-foot warehouse at 12705 Cairo Lane in Opa-locka.
Lee & Associates South Florida President Matthew Rotolante, SIOR, and Senior Vice President Conner Milford represented Epic Stoneworks, Inc., a premier stone fabrication company. KC Realty, LLC is the landlord.
The specialized property is zoned for heavy industrial, a critical requirement for Epic Stoneworks, as it provides the necessary yard space to operate their large-scale saws for on-site stone cutting. The move to the Opa-locka facility represents a significant expansion for Epic Stoneworks, who were previous tenants in a smaller office/warehouse facility in Cutler Bay, which Rotolante and Milford sold earlier this year to a tile distributor.
The expansion is poised to bring new employment opportunities and job growth to the Opa-locka submarket. Cairo Lane is currently undergoing a substantial capital improvement project to upgrade the roadway and install vital storm water drainage.
Furthermore, the City of Opa-locka has been actively shifting land use along this corridor to convert existing scrap metal and recycling centers into higher-utility industrial businesses. To finalize the lease and operational plan for stone fabrication, Epic Stoneworks navigated an Administrative Site Plan Review application, officially becoming the first conversion project under this municipal initiative, thereby setting a crucial precedent for future industrial improvements in the area.
