Restaurant Holding Company Inks 43,000 SF Office Sublease In Miami
Restaurant Brands International (RBI), the parent company of Burger King, Popeyes, Firehouse Subs and Tim Hortons, is growing its Miami operations through a sublease arrangement with a subsidiary of L’Oréal.
RBI will occupy the full second floor—about 43,000 square feet—at 6100 Waterford, according to industry reports. The agreement was highlighted in Savills’ fourth-quarter office market report and later confirmed by an RBI spokesperson.
The new space sits within the 250-acre Waterford Business District and marks an expansion of RBI’s existing Miami footprint. The company’s global headquarters and Burger King’s corporate office are already located nearby at 5707 Waterford. RBI also maintains major offices in Toronto, Singapore and Zug, Switzerland.
Company representatives said the expansion is designed to support continued growth, allowing Burger King and Popeyes to operate from dedicated office spaces located close to one another. RBI also plans to renovate the newly leased floor.
Previously, the space served as the headquarters for Parbel, a fragrance and cosmetics subsidiary of L’Oréal. Parbel renewed its lease at the four-story, 163,000-square-foot building in 2019. The current lease runs through August 2027 and includes 233 workstations, 31 collaboration rooms and 10 open collaboration areas.
The transaction ranked among the largest office deals completed in the final quarter of 2025, according to Savills. While details on when the space was marketed were not disclosed, brokers representing both parties declined to comment.
The building is owned by Roib Waterford LLC, which acquired it in 2021 along with two neighboring office properties from MetLife in a $110 million transaction.
