First Office Commitments Signal Momentum For Fort Lauderdale’s FAT Village
Hines and Urban Street Development have secured the first office tenants at T3 FAT Village, their approximately 180,000-square-foot Class AA office building in Fort Lauderdale’s Flagler Village. GXO Logistics signed a lease for a 35,000-square-foot regional office, while CBI Workplace Solutions will relocate its local operation from Las Olas Boulevard. The two office leases represent a significant step forward for the six-story mass timber building and the broader FAT Village mixed-use redevelopment.
GXO Expands Its Regional Office Network
GXO Logistics, a publicly traded contract logistics provider, plans to use its new Fort Lauderdale office to support growth across its Americas and Asia-Pacific operations. The location will complement the company’s existing offices in Dallas, Texas, and High Point, North Carolina.

CBI Workplace Solutions, which specializes in workplace design and office furniture, will move from its current Fort Lauderdale location on Las Olas Boulevard. David Hillegas and A.J. Belt of Cushman & Wakefield represented CBI.

Florida’s First Mass Timber Office Building
T3 FAT Village is being developed as Florida’s first mass timber office building. Its design incorporates exposed natural materials, flexible floorplates, extensive natural light and modern workplace amenities.
The project’s early leasing activity is notable as employers continue evaluating office space based not only on location, but also on design, employee experience and access to surrounding amenities. The commitments from GXO and CBI provide the development with two anchor office users as Fort Lauderdale works to attract and retain major employers.
Part of a Larger Mixed-Use District
T3 will serve as the office centerpiece of the FAT Village redevelopment, which is planned to include residential units, retail, restaurants, art installations and public gathering areas within Flagler Village.
The development team expects to announce the building’s ground-floor restaurant and retail tenants later in 2026. GXO and CBI are scheduled to move into their offices in 2027, while additional retail spaces, public areas and neighborhood amenities are expected to open throughout that year.
