All Florida Paper Leases Entire Building At Beacon Logistics Park

Codina Partners has leased Building D at Beacon Logistics Park, a Class A Industrial Park in Hialeah, to All Florida Paper, the nation’s largest Hispanic-owned paper, janitorial and sanitation distributor. All Florida Paper will occupy the entire 226,698 square foot building located at 14401 NW 107th Avenue in Hialeah.

All Florida Paper was founded in 1993 by Armando Cáceres and has since grown to become a national wholesaler of a wide variety of products including paper goods, chemicals, cleaning supplies, food service, safety products, and more. The company is broadly differentiated with businesses in over 10 market sectors, and also provides redistribution and exporting services throughout Central and South America as well as the Caribbean.

Fairchild PartnersJose Juncadella and Sebastian Juncadella represented the landlord, Codina Partners; and Wayne Ramoski and Gian Rodriguez with Cushman and Wakefield, represented the tenant, All Florida Paper, in the transaction.

Construction on Building D is scheduled to begin in Q4 2022, and All Florida Paper is slated to occupy the space by mid-2023. Once completed, Beacon Logistics Park, located at NW 145th Place and NW 107th Avenue, will span more than 1.3 million square feet of space, giving tenants the flexibility to expand. The Class A distribution and logistics center is within Free Trade Zone 281 and is ready to accommodate tenants’ foreign trade zone needs. The master-planned industrial development, managed by the seasoned team of professionals at Codina Partners, is located within proximity to Okeechobee Rd. (US 27), the Florida Turnpike, the Palmetto Expressway and I-75, providing easy access to all of Miami-Dade County and Broward County.
