Allied Health & Nursing Education Inks 17,000 SF Lease

Cushman & Wakefield of South Florida announced today the completion of a 17,225-square-foot lease for the Center for Allied Health & Nursing Education at the Riverbend Building in Fort Lauderdale.
Associate Director Caroline Fleischer represented the tenant — part of New Jersey-based education services company SSS Education, Inc. — which signed a seven-year lease.  Molly McDonough with Flagler Real Estate Services, LLC represented the landlord, TrueNorth.
The Class ‘A’ Riverbend Building office space is centrally located in Broward County at 2307 West Broward Boulevard, and is within close proximity to the Broward County Tri-Rail system.  The Center for Allied Health & Nursing, which provides continuing education for nursing students, will be the largest tenant in building B, occupying the entire third floor which is in “raw condition” — ideal for the tailored construction of classrooms and offices.  Allied is scheduled to begin operating out of the space on September 1, 2012.
“This was an atypical transaction — not your ‘cookie cutter’ deal,” said Fleischer.  “With existing locations in Tampa and Jacksonville, Allied wanted to ensure its success in a new market, requesting the flexibility of a short-term lease.  Cushman & Wakefield negotiated a deal – one that provided an exit strategy, but also offered Allied the ability to grow in South Florida.”
Built in 2007 by Amera Baron, the three-story Riverbend Building, which has vacant land adjacent to the property for future development, was in temporary receivership pending its sale to TNHYIF REIV Lima, LLC “TrueNorth.”  The Center for Allied Health & Nursing Education will be the second tenant to occupy building B behind Strayer University.
“While the decreasing unemployment rate appears promising, the competition for available jobs remains,” added Fleischer. “Allied is a welcomed addition to South Florida, allowing medical professionals to become more competitive in their industry by furthering their knowledge and understanding of the latest technologies and medical services.”
