Transwestern Completes 70,500 SF Of Office Leases At Miami Tower

Transwestern Real Estate Services (TRS) has completed 70,459-square-feet of office leases in four transactions at Miami Tower, a 619,094-square-foot, Class A office tower at 100 SE Second St. in downtown Miami.

Transwestern recently negotiated the following leases:

  • The U.S. General Services Administration’s Public Buildings Service renewed its 32,735-square-foot lease. Public Properties’ Payton Kulina and Teddy Seifert represented the government agency in the transaction.
  • Boies Schiller Flexner LLP renewed its 18,349 square feet lease. Josh Hartman from Avison Young represented the nationally recognized litigation firm in the transaction.
  • Lash & Goldberg LLP renewed/expanded 9,949 square feet. The Florida-based law firm was represented in the transaction by Tony Jones from Cushman & Wakefield.
  • Gordon Rees Scully Mansukhani, LLP, signed a new 9,726-square-foot lease. The full-service law firm was represented in the transaction by Tim Prunka and J. Tyler Wyant from Savills.

“These transactions speak to the strength of Miami Tower’s location, amenities, and institutional ownership,” said Transwestern Managing Director Glenn H. Gregory. “With limited options for tenants seeking large footprints within the CBD, Miami Tower benefits from multiple large blocks of contiguous space from 40,000 to 60,000 square feet within the mid- and high-rise sections of the building. Plus, it’s the only downtown office building with an integrated Metromover station, which offers tenants incredible convenience.”

At 47 stories, Miami Tower is one of the metro’s tallest buildings and one of the world’s most recognizable office landmarks, designed by world-renowned architect I.M. Pei. The building offers unparalleled lines-of-sight and panoramic views, along with a host of amenities, including a conference facility, multi-purpose training room, fitness center, tenant lounge, sky lobby, and sky terrace event space. Centrally located in the heart of downtown, the LEED® Gold-certified Miami Tower offers walkability to many restaurants, retail, and hotel options and immediate Interstate 95 access, which can save downtown commuters up to an hour per day.

“Miami Tower offers a variety of flexible leasing opportunities from short- and long-term leases to full-floor availabilities,” said Transwestern Vice President Bert Checa. “We’re eager to continue partnering with the brokerage community to provide office spaces for businesses seeking exceptional workplace environments in downtown Miami.”

Transwestern provides office leasing and property management services for the property on behalf of owner, USPO Miami, LLC and its service provider, Sumitomo Corporation of Americas.
