Arden Karson Closes Back-to-Back Office Sales In Miami’s Edgewater

As firms continue to move into the Sunshine State, Arden Karson closed two Class A office sales in Miami’s Edgewater neighborhood.

Karson’s transactions include a trophy commercial space on the ground floor of the Biscayne Beach condominium and an office condominium on Biscayne Boulevard.

The Edgewater property is located within Two Roads Development’s premier condo development at 2955 NE 7^th Avenue and boasts over 5,400 sqauare feet under air with a ±2,500-square-foot terrace overlooking Biscayne Bay. Initially,  the space functioned as the sales gallery for the developer’s neighboring Elysée project. The buyer, XBTO Group, a new to market  cryptofinance firm,  plans to use the space to house its new headquarters.  It will retain much of the layout and design provided by the internally renowned interior designer,  Juan Louis Deniot. The property traded for $5,350,000, equal to $976 per square foot.

The Upper Eastside space on 4770 Biscayne Boulevard boasts direct ocean and bay views sold for $330 per square foot. Constructed in 1981, 4770 Biscayne Boulevard underwent an extensive common area renovation by Chad Oppenheim. The buyer, Jazdan LLC, will occupy the space as a headquarter for their seafood wholesale business.   The buyer went under contract within one day of listing the space.

Arden’s newest listings in Miami include a 2+ acre assemblage in the Little River submarket called Junction at Little River.  The property is a TOD site with flexible T6-8 zoning.  In addition, she is co-listing an REO property with CBRE at 226 Lincoln Road which will be sold via auction on May 3-5.
