Two of the three tenants are relocating law firms.
Thad Adams, Managing Director of Brokerage Services at The Allen Morris Company, along with Rafael del Rosal and Maricarmen Cabrera, also with The Allen Morris Company, represented the tenant in lease negotiations. Kevin Gonzalez, Senior Vice President, Tom Farmer, Vice President and Stephen Rutchik, Vice Chairman with Colliers, represented the landlord.
The office is launching with seven to ten attorneys plus a support team. The firm has nearly 30 lawyers across its three locations, which include Manhattan, New York; Palm Beach, Florida and Miami offices.
The property makes up the office component of a newly delivered mixed-use project with more than 150,000 square feet of high-end retail space located at the main intersection of Miami’s rapidly transforming City of Doral.
The firm now occupies more than 10,000 square feet.
Colliers Vice President Virgilio Fernandez represented the seller and the buyer in the transaction.
The office with retail component including a rooftop venue will bring sophisticated work/play experiences to Coral Gables’ Merrick Park district. Groundbreaking is scheduled for Q4 2023 with completion in 2025.
The asset last traded in November 2023 for $48 million.
Completion of a series of capital improvements at the 365,000-square-foot Class A office building contributed to the attraction of new office tenants.
